The Province of British Columbia (B.C.) just announced a new short-term rental (STR) registry that takes into effect on May 1, 2025. Hosts, platforms and strata hotels are all required to register annually. Read more below to find out how hosts can save up to 50% on this year's fees.
Topics discussed:
What is considered a short-term rental?
Accommodations that are less than 90 days in consecutive length are considered a short-term rental. Certain accommodations (such as those on Reserve lands) are exempt (read more.)
Who is required to complete the BC short-term rental registration?
The following are required to register prior to May 1, 2025 to avoid monetary penalties & booking cancellations:
- Hosts: anyone operating a short-term rental in B.C and listing on a platform (AirBnB, VRBO, Booking.com, Facebook Marketplace, classified ads, etc.) for a period of less than 90 consecutive days.
- Platforms: Platform service refers to the facilitation of promotion and transactions for reservations and payments related to short-term rental accommodation services in British Columbia, provided by an online platform. Examples include, but are not limited to: AirBnB, VRBO, Booking.com, Hotels.com, and Facebook Marketplace
- Strata Hotels: A strata-titled hotel or motel is a property in which accommodation is provided in a manner like that of a hotel or motel. Different owners own different strata lots within the complex. There is considerable variety in how strata-titled hotels and motels are set up, operated, and marketed.

Who is exempt from the BC short-term rental registration?
The following accommodations
will be exempt from BC’s short-term rental registration:
- Accommodations over 90 (consequtive) days long
- Accommodations on Reserve lands
- Accommodations on the Nisga’a Lands or the treaty lands of a treaty First nation
- The following accommodations that are not suitable for long-term housing:
- Hotels, motels, hostels
- A vehicle, such as an RV
- A tent or other temporary shelter
- Time share properties
- Home exchanges
- Accommodation that is provided by an operator of
outdoor recreational activities
- Student or employee housing that is owned or operated by schools or non-profits
- Strata corporation guest suites
- Short-term rentals do not include accommodation that was intended to be provided for 90 consecutive days or longer, but which unexpectedly ends before 90 days have passed.
How much are the registration fees (for hosts)?
Fees for a short-term rental you live in are $100 annually. Save 50% off / pay $50 total if registered by February 28. Save 25% off / pay $75 total if registered between March 1-March 31, 2025.
This includes those who rent:
- a host's entire home while the host is away
- a bedroom in the host’s home (more than one bedroom can be registered in one application, with the fee applied to each)
Fees for a short-term rental you don't live in are $450 annually. Save 50% off / pay $225 total if registered by February 28. Save 25% off / pay $337.50 total if registered between March 1-March 31, 2025.
This includes those who rent:
- a secondary suite or accessory dwelling unit on the same property as the host's home
- a host’s secondary property, in an area where the principal residence requirement does not apply
- strata hotel unit listed on a third-party platform by a host (i.e., not the strata hotel's own website)
What happens if I don't register (as a host?)
- From May 1 to 31, 2025, platforms must stop advertising any short-term rentals that do not have a valid registration number and prevent any new bookings. This means your listings will be removed from all platforms, not allowing any new bookings from being made.
- Beginning June 1, 2025, and going forward, platforms must stop advertising any short-term rentals that do not have a valid registration number, prevent any new bookings, and cancel any existing bookings.
Please note that operating without a valid registration number may also result in administrative monetary penalties. Specific penalties for hosts have not yet been announced, but those for platforms and strata-titled hotels are up to $10,000/day of non-compliance.
I own multiple properties. Do I have to submit multiple applications?
Each short-term rental unit must be registered separately through separate applications,
except for when a host is registering more than one bedroom within the same home.
For example:
- If a host provides short-term rental accommodations on the main floor of their home and a secondary suite, both must be registered separately
- If a host provides separate short-term rental accommodations in two bedrooms within their home, these can be registered in one application, though a fee will apply to each bedroom
Follow the step-by-step guide below to register your short-term rental before May 1, 2025.
